Asphalt & Architectural Shingles

The most common system on residential properties in the region. Modern architectural shingles offer improved wind resistance and longevity over standard 3-tab products. Good value for most slopes and roof geometries.

Metal Roofing

Standing seam and Pro-Lok profiles for steeper slopes, high-wind exposure, and longevity-focused clients. Metal handles island weather exceptionally well and requires minimal long-term maintenance.

Torch-On & 2-Ply SBS

The standard for low-slope and flat-roof applications. Modified bitumen SBS membrane systems are durable, well-suited to BC's wet climate, and appropriate for both residential and light commercial buildings.

Synthetic Tile & Synthetic Slate

The look of cedar shake or natural slate without the weight, maintenance, and lifespan concerns. Enviroshake and comparable synthetic profiles work well on heritage-style and West Coast contemporary homes.

Cedar Shake

Natural cedar is a West Coast tradition and still appropriate for many properties. We source and install quality shake on homes where it makes sense, with correct underlayment and ventilation to maximize service life.

Not every roofing call is a full replacement. We investigate the source, quote the fix honestly, and complete repairs that are built to last — not patched to pass an inspection.

We confirm the project window, coordinate access and logistics, and communicate any weather or travel dependencies upfront.

Construction

Work is completed by our team. If concealed conditions are found — substrate rot, structural damage — we document and communicate before proceeding.

Completion Walkthrough

Final inspection with the client. We walk through what was done, confirm the site is clean, and review the warranty coverage that applies.

Roofing FAQ

Do you add a ferry charge to island projects?

No. Salt Spring Island and the Southern Gulf Islands are our primary operating area — ferry travel is factored into how we schedule and mobilize, not added to your estimate. What you're estimated is what you pay for the scope agreed.

What's the difference between a repair and a full replacement?

A repair is appropriate when damage is localized, the existing system is in sound overall condition, and the repair can be properly integrated without compromising the surrounding field. We'll give you an honest assessment during the site visit — we don't push full replacements when a repair is the right answer.

What happens if you find rot or structural damage under the roof?

Concealed conditions — substrate rot, wet insulation, structural deterioration — are common on older island homes and are not included in a standard re-roof price. When we find them, we stop, document what we've found, and provide a separate written scope before any additional work proceeds. You decide how to proceed. There are no surprise charges on your final invoice.

What roofing system do you recommend for Gulf Island and Cowichan Valley properties?

It depends on the property — slope, access, budget, and what the house looks like. Architectural asphalt is the most common and cost-effective option for most residential pitches. Metal roofing offers the best longevity for exposed, high-wind, or oceanfront properties. We'll walk through the options during the estimate and recommend what makes sense for your specific building, not just what's easiest to install.

Do you install snow guards?

Yes. We install snow retention systems on metal and other smooth-profile roofs where snow shed is a concern — protecting walkways, doors, gutters, and equipment below. Snow guard layout is property-specific and depends on roof geometry, exposure, panel profile, and mounting compatibility. We quote snow guard work separately and specify the system before installation.

What warranty do you provide?

GRR provides a 10-year workmanship warranty on roofing work. Material warranties are pass-through from the manufacturer and vary by product. Both are specified in the written contract before work begins.
